Your home is probably your biggest investment, and in most cases, the roof over your head.
When the time comes to sell it, that decision deserves the same careful thought and professional guidance you would give any major financial decision in your life.
When you need a doctor, do you shop around for the cheapest one? What about a lawyer, a CPA, or any other professional you trust with something important? Of course not. You look for the best. Someone you feel comfortable with. Someone you can trust. Someone with a track record of getting results. Selling your home deserves that same standard.
This Is a Professional Decision — Treat It Like One
You may be working with your REALTOR for weeks or even months. Through inspections, negotiations, appraisals, and the inevitable curveballs that happen in every transaction. You want someone in your corner who knows what they are doing and who genuinely has your best interests at heart.
What Does That REALTOR Bring to the Table?
What is their track record? Do they have reviews from real clients you can read? What do past sellers say about their experience, not just the outcome but the process?
How much do they have on their plate? A REALTOR who is spread too thin may not give your home the attention it deserves. You want someone focused, responsive, and present.
What is their marketing strategy? How will they get your home in front of the right buyers? Professional photography, online presence, social media, open houses, agent networks. These things matter enormously in today's market.
Do you feel comfortable with them? Trust your instincts. You will be sharing financial details, timelines, and stressful moments with this person. Comfort and trust are not small things.
About That Commission Conversation
It is not always about the numbers. Yes, commission matters. But consider the whole picture. How long have you lived in this home? Have you been writing off the mortgage interest? What improvements have you made over the years? The price of doing business with a professional REALTOR is worth every penny of the stress that happens behind the scenes and never lands on your plate.
About Pricing — A Truth Most Agents Won't Tell You
It is ultimately the buyers and the appraiser who determine the price of your home, not the listing agent, and not you. No REALTOR can guarantee a number. What they can do is price your home strategically based on real market data, position it beautifully, and attract the most qualified buyers possible. Some sellers choose to get a professional appraisal before listing. That is a legitimate strategy worth discussing.
What Your Job Is
Once you have selected your REALTOR, your most important job is this. Take care of yourself, and keep your home ready. Let your REALTOR handle the marketing, the negotiations, and the transaction from contract to closing. That is what we are here for.
