Things to Consider Before You List Your Home for Sale
After 25 years of helping Gulf Coast families sell their homes, I've learned one consistent truth. The sellers who prepare thoughtfully almost always walk away with more money, fewer surprises, and a smoother experience. Here's what I share with every seller before we put a sign in the yard.
Consider a Pre-Listing Home Inspection
This is something my husband and I did before selling our own home after 25 years, and I recommend it to my clients regularly, especially if you have lived there over 10 years. Getting your own inspection before buyers do gives you a clear picture of exactly what you are working with. No last minute surprises. No frantic negotiations after a buyer's inspector finds something. You control the narrative, and you negotiate from a position of strength.
Take the Emotion Out
You have lived your life in this home. Holidays, milestones, children growing up, memories made in every room, it is all here. And that is beautiful. But when it is time to sell, you have to make a shift. You have to look at your home through a buyer's eyes, not your own. Be honest with yourself. That is not always easy, but it is one of the most important things you can do.
Walk Through Like a Stranger
Here is a simple exercise. Walk through your front door and pretend you have never been inside before. What do you see? Is it clean? Is it move in ready? Is there too much furniture, too many collections, too much stuff?
Walk through and look at the photos on your walls. You do not want buyers distracted by looking at personal pictures to see if they know the owner. You want them to see your home, how well cared for it is, how loved it has been. Depersonalize, and let the home speak for itself. If you have taken good care of it, that will shine through. And buyers will feel it the moment they walk in.
Is Your Home Ready for Its Close Up?
In today's market, homes are bought online before buyers ever walk through the door. Your listing photos are your first showing, and you do not get a second chance at a first impression. Before the photographer arrives, your home needs to be clean, decluttered, and looking its absolute best. Think of it this way. Clean like company is coming, because they are, and there may be hundreds of them browsing your photos online.
Don't Underestimate Curb Appeal
The very first photo most buyers see is the front of your home. That image has about three seconds to make them want to see more.
Do you remember the last time you redid your flower bed? How excited and pleased you were when it was done? You stood back and thought, wow, what a difference. Try to get that feeling again. Be proud of your landscape, because now it is time for someone else to fall in love with it.
I am not saying you have to spend a lot of money. Clean it up, pull the weeds, trim the shrubs, maybe add a little color with some fresh flowers or new mulch. Small efforts make a bigger difference than most sellers expect. Don't let the outside of your home talk buyers out of coming inside.
